Hello everyone,
We are new to the community (pre-contruction), and are looking forward to moving in as soon as Covell will let us...!
On that note, we have our pre-contruction meeting coming up very soon, and I wanted to reach out to the community as a whole, to see if they have any thoughts, comments, changes, or things we should consider, or looking back is there anything that you would have done differently during your per-contruction meeting with your builder.
Thank you for any thought or comments. As you are all living in your new homes, I thought you would be the best resource of information.

I think your best bet would be chatting with someone who has built Covell and can tell you what to look out for with Covell. Some things throughout:
- Ensure you are happy with the grading (our biggest disappointment) - Request pictures prior to dry walling so you know where all wiring/studs are - Anything you want that the builder says is 'against the rules', validate with Elm Street - Hint - ensure everything, possible is done to make sure basement doesn't leak - double, and triple check

Welcome to the neighborhood! Great place to live. The people are fun and friendly. The area is wonderful. The Covell team has been great to work with and I've got a wonderfully solidly built home. I could not be happier! I agree with Paul that taking pictures throughout the process is invaluable. Great to refer back to when determining what is behind a wall that you want to hang something heavy on etc.

Hi there! We built with NV a few years ago. There are a few things that I can think of off hand, one being to have the builder let you decide which outlet in each room is the "switched" outlet. It sounds silly, but in a few of our rooms the switched outlet isn't where we have our lighting placed.
Also, check to make sure there aren't any windows in awkward places that you'd like to have deleted. We had one deleted above our fireplace before construction and it allowed us to put up a larger tv.
I'm not sure how Covell handles the drainage for the sump pump but NV has it pump about a foot from the back of the house and it's a pain when it rains hard. Some of have had it re-run to the back of the yard or use a longer piece of PVC piping to distribute it further out in the yard.
These are a few things that I can think of offhand, but I'm sure others will chime in with suggestions. Paul is right, each builder has different ways of doing things, so other Covell homeowners should have some good suggestions.

I would also make sure there is plenty of recessed lighting. One regret I have is that our family room doesn't have recessed lighting and I didn't realize it prior to construction.

Hello all--
My husband and I might be moving into GG. I was curious about the March 2012 post in response to the question on the pre-construction meeting. How would you know at that point if the grading was done correctly? Also, has anyone had problems with water in the conditioned basement? What should you do to ensure that "everything was done to ensure the basement doesn't leak?" This was one of my concerns.
