Hi,
My family visited Gibson's Grant recently because we are interested in buying a home. I must say we absolutely love the community feel of the development. We just moved to the DC metro area recently from the midwest and want to get away from the rush of city life.. but not too far away and felt like GG would be a good option. Can anyone tell me what sort of tax rates you currently pay for your property? Are you also required to buy flood/hurricane insurance living on the island? Can anyone also tell me how MD and VA income tax rates compare?

Go to Maryland Department of Assessments and Taxation and click on online services then on real property data search. It will give you the actual assessment and taxes on any property in Maryland by county and street address.
I was not required to have flood insurance. I imagine certain lots might be required to have it.

Property taxes in Queen Anne's County are pretty reasonable. Gibson's Grant is not in a flood zone so flood insurance is optional. We did purchase flood insurance but rates were reasonable since we aren't in a flood zone. I believe our local income tax (Queen Anne's County), is 3.2%, but not 100% certain.

There is a $800.00 a year fee associated with the water and sewer lines that is disclosed at the contract signing but not mentioned before along with Sharp Energy $42.00 monthly fee for infrastructure. I found out more developers are putting the infrastructure cost of a development onto homebuyers. This should be disclosed sooner rather than later to interested home buyers. Steve

I think our tax rate is ~.79/$1000 now. Expect it to keep going up as their is a significant deficit in the county and a balanced budget requirement. Steve is right about the other charges.

Thanks again for the information. Hope Sandy did not cause too much damage around the community.
So is that .79/$1000 tax on personal or real property? Thanks for clarifying! Real property in Fairfax county over here for instance is $10.75/$1000 !

real property. We don't have personal property tax (e.g. cars in Maryland).

So for a $500,000 house, one would pay $500k /$1k * .79 = $395?

I live in Gibson's Grant and I am looking at my tax bill right now. The rate is $0.8471 per $100 for the county assessment, plus $0.1120 per $100 for the state assessment. Thus for a $500,000 assessed value, the yearly tax bill would be $4795.
